Once you're in: setting up your portfolio.

A quick walkthrough of the first things to do inside DoorWorth. Do it on your phone or on the web — everything syncs both ways, so it's always the same portfolio.

1Add your first property
Tap + on the dashboard and enter the address, purchase price, current value, loan balance, and monthly rent. That's all it takes — your equity, cash flow, and total gain calculate instantly. Add beds, baths, photos, and the loan rate any time to sharpen the picture. Already own a bunch? Import your whole portfolio at once from a spreadsheet (CSV) — on the web or the iPhone app — every row becomes a property, no re-typing. (The iPhone import also picks up extra columns like loan balance, insurance, and taxes.)
2Make your numbers real
Open a property, go to Money, and use Log rent payment and Add receipt as money comes in and goes out. DoorWorth never invents a figure — what you see is exactly what you logged, down to the cent. That's what keeps your equity and tax numbers honest.
3Connect your bank (optional)
In Money → Bank Sync, link your accounts through Plaid. Rent and expenses flow in automatically and you approve each match, so nothing is entered twice. Your bank login is handled by Plaid — DoorWorth never sees your credentials.
4Set your financing & buying power
Add your cash, HELOCs, and lines of credit under financing. DoorWorth uses them to show your real buying power — the most you can actually put toward the next deal — instead of a guess.
5Add tenants & leases
Open a property → Tenants → add each tenant with their rent, deposit, and lease dates. Leases coming up for renewal get flagged automatically, so a vacancy never sneaks up on you.
6Invite tenants to their own portal
From Tenants, send an invite. Your tenant gets a text, sets up their own secure login, and can pay rent and send maintenance requests from any browser — no app to download on their end.

Plus uncaps the AI assistant and adds AI actions, bank sync, rent collection, the screening hand-off (iPhone app), and the Evidence Binder; Pro adds the Deal Finder. You can cancel a subscription anytime in Settings.

How does the bank connection work — is it safe?

DoorWorth links your accounts through Plaid, the secure network behind many major finance apps. Your bank login is entered with your bank, not us — we never see or store it. Transactions import automatically so you don't have to type anything.

Where does my data live?

Your portfolio is stored on your device, so the app works even signed out. Sign in and an encrypted copy backs up to the cloud so you can use DoorWorth across your devices — included on every plan.

What is the Deal Finder?

A nationwide search for investment properties — type any city, state, or a radius around a place. Every listing is underwritten at your own down payment and rate to project cash flow, cap rate, and cash-on-cash, and it includes off-market HUD foreclosures with a Max-Bid number built for auctions.

Do my tenants need to download anything?

No. You send them a private link to their own web portal where they can pay rent, message you, and report maintenance — right from their phone's browser.

How does tenant screening work?

From the iPhone app, you hand an applicant off to TransUnion SmartMove; they complete the full credit and background check directly with TransUnion and pay TransUnion for it themselves. Their SSN is entered with the bureau and is never stored by DoorWorth. The hand-off isn't in the web app yet.

Are the numbers estimates?

No — that's the whole point. Every figure DoorWorth shows about your portfolio comes from your real data. Where a number is a projection (like a deal's estimated rent), it's clearly labeled as an estimate.

Can I use it for my taxes?

DoorWorth keeps income and expenses organized all year and exports a Schedule E–style summary plus a GPS mileage log you can hand to your CPA. It's a record-keeping tool, not tax advice.

What devices does it run on?

iPhone, via the App Store — and the web app runs in any browser at doorworth.app. Cloud sync — included on every plan — keeps your portfolio consistent across all of them. A few extras (document scanning, the screening hand-off) are iPhone-only today; CSV property import runs on both, and the iPhone version captures a few extra columns.

Who's behind this

Built by a landlord, not a lab.

DoorWorth comes from Henderson, Kentucky. Jeremy Hoefling is a lineman for the electrical utility, and he owns and self-manages three rental doors of his own.

He built DoorWorth because the big-city rent software never quite fit a town where rent runs around $1,500 — so he made the tool he needed for his own houses.

He still runs his own rentals on it, every day.
